HOA BOARD MEETING

2 Dec 2009 @ 7:00pm

Those in Attendance: Board Members: Jen Dicou, Edward Takacs, Mike Scales, Natalie Adams
Jeremy Fong
Homeowners: Mike Weiler
Review Minutes & Assignments: 21 Oct 09 minutes. Approved by board.
Management:
- Reviewed statement
-- Reviewed statement, and have some questions for our Management Co.
-- The HOA is at $401.50.
-- No new payments of fees from homeowners.
- Have Management Co. send out non-compliance letters out to those homeowners whos front yards are not meeting the CC&R’s.
Budget:
- Working on new budget plan.
Landscaping:
- Looking into a fall clean up.
- Talked about stopping the weed before they come up in the spring.
Special Meeting:
- Working on plans for the special meeting.
-- Letter to go out to home owners.
--- Info from the board, official statement about the HOA, blog info, and info about the HOA Management Co.
CC&R’s:
- Finalized pet section of the CC&R’s.
- Finalized access to HOA common area utilities.
Water:
- Davis Water says if we put in reducers on the lines, it should lower the water bill.
- Water committee will discuss the issues.
Next HOA Board Meeting: 12 Jan 2010 @ 7pm; Edward Takacs Home.
ASSIGNMENTS:
- Mike Scales/ Natalie Adams – Look into getting some bids for installing reducers.
- Jen Dicou – Will get some quotes for fall clean up.
Review of notes: All Board members agreed.

If the changes and propositions to a new set of CC&R's was on the agenda for this Board Meeting, why weren't those on the CC&R committee notified so that they could make arrangements to attend the meeting. The only thing that was broadcast out to the community was that this meeting was *To approve Budget* (see right menu bar).

I realize that the Board doesn't have to post the agenda of the meeting but if you are going to discuss items that you have organized a committee for, shouldn't the committee be there for any discussion? Why even ask for a group of homeowners to participate if you aren't going to allow them to anyway?

And where is the "budget" that was advertised? Is this going to take a long time to get ready, I would appreciate knowing how much in excessive fees you "NEED" for the coming year so I can "budget " too. And why is it that in the dead of winter you are concerned about "front yards" when there are bigger issues facing the Board. It seems you as a Board could be sending letters if you deem that necessary and avoiding the cost to pay Froerer. I am insistant that you get "Self Managed" and save me some money.

be it known that I received my bill and budget for next years HOA fees on the aftenoon of December 23, 2009. as of the morning of December 24, 2009 (9:07am), there is still no mention of the fees tht are due, the date they are due, or the budget from which the fees were calculated.

Please tell me when we what we need to do to get rid of this board. I am tired of all of this nonsense. We need change. I can't wait to sell my house and get out of this mess (and I can only hope my house will sell because of this mess). Does it feel good being disliked by so many people? I think the board would be doing themselves a huge favor by stepping down.

Wow, it gets even better on this blog. My only question to the board is this: It states in the post that the Real Estate company is going to give out non compliance letters to homeowners who's yards are a train wreck. Has this happend because there are plenty of yards in our neighborhood that look like Ghetto homes. They must have been waiting for the snow to fall so they can pocket their 5400 dollars for Admin fees and say "We don't notice any bad looking yards". I don't believe the research was done on this "Reputable" company prior to hireing them. I know Earl Green's son works for them but does that mean that he is also taking his father to the cleaners?

WHAT THE H#$%%, I get the worst water pressure in town already, and you want to put in reducers? My water bill isn't that expensive. I hope this is in regards to secondary water going to the common area's

Yes, Mark, letters were sent to non-compliant homeowners, but that doesn't guarantee that they will get their acts together right away. They will be fined if it's not taken care of in the amount of alloted time and if it continues to not improve, the steps will be taken to fix the situation and they will be billed.

The water lines we will be working on are for the common area. We will not ever be involved in issues dealing with homeowners water lines.
