Everyone should have received a letter from our Community Management (FCS Community Management), concerning 2011 HOA Assessments. The letter portion is correct. Our HOA fee will be $108.00 for the year. There are two Options to pay:
Option 1
Pay $108.00 by January 10, 2011
Option 2
This option is $27.00 +$3.00 processing fee = $30.00
For this option payment must be in by:
1st $30.00 Payment January 10th
2nd $30.00 Payment April 10th
3rd $30.00 Payment July 10th
4th $30.00 Payment October 10th

The Statement portion of the letter has the incorrect amount due. A new statement will be sent out.

Why did you choose a Management company that resides all the way in Draper? If they are really doing what their job title says, how can they do it effectively from Draper? Why are we paying them 6K, and on top of that paying for postage and copies? Shouldn't that be included?
Why are the fees so high? I never voted on this? Why is this the first time I am seeing the budget and I had to be informed of it by someone other than the HOA board members or the Management company? Is this not the HOA Presidencies job to communicate with the homeowners. This really needs to be improved upon, why couldn't something have been mailed out? I am already paying for it?
What is happening on the mistake that was made and the extra mailings?
Why does this happen with each management company? We get our bills in the mail right when they are due, can't they send them out a month before? Can somebody other than the management company proof them before they are sent out? Why isn't the HOA board filtering and reading the letters that are going out before they are sent to the homeowners? This happened with Froerer too, lots of typos and incorrect information, we had to have two mailings with them as well. Can we get some professionalism around here, I am paying $19,000 for a mow strip. It better look good this year, last year it looked horrible and it had lot of weeds.
When do we get to start firing people for not doing their job right?

On March 21, 2011, the Governor signed SB 117 into law. This law over-rides our current CC&R’s to require a 100% vote to make any changes or adjustments. The law states that only 67% is required to make changes to the Association.
During the investigation of disbanding the HOA, it was found that we could not go down that path because a 100% approval vote was required. With the new law, only 67% of the home ownership is needed to vote in favor of disbanding the HOA to start going down that road.
I am hereby petitioning the Board of Director’s and the Management Company to put together a ballot and put the disbanding of the HOA back up for a vote. Since it is still early in the year, most of the money that was paid to the Association at the first of the year should still be in the general fund and could be used for purpose. It could also be used to retain a lawyer to start the paperwork should the community decide to disband the HOA.
The Board has sat silently since the end of 2010 when the bills/collection notices were mailed. It is time to wake them up and push them to action.
