Letters from Froerer

A letter from Froerer Real Estate Group, our management company, has been sent to all owners. The HOA dues are listed. There are three payment options: annually $60 (which due to fiscal years became a semi-annual payment of $30), quarterly $17.50 or monthly $6. There is a $10 special assessment for the month of July, please include it with your payment. The special assessment will help with much needed start up funds, such as paying the annual water bill, insurance policy premiums, lawn care and management fees. We encourage you, if possible, to pay annually as it is more cost effective.

Payments in the form of a check or money order should be made out to Froerer Real Estate Group and sent to:

A management company is required by the CC&Rs. We chose Froerer due to their low cost and ability to facilitate a smooth running HOA. As part of their fees for management, we are charged $1 per letter to the owners. We are going to try to keep letters to a minimum hoping to keep your HOA fees at the current amount. We will post info here on the blog and only send letters as necessary. If you would like to receive an email when important info is posted, please send us an email with your name, email address and your home address. We will not send blast messages of comments, only the info posted to our blog that is pertinent from your HOA.

We will consider going through the steps required to become self-managed at a later date.

NOTE ON ASSESSMENT: We were just informed that Froerer was not able to bill for the full annual assessment due to their financial year ending Dec 31. Therefore, the annual assessment is $60, but you will be given a semi-annual option of $30 for July - Dec. In January, the full $60 for the annual payment will be due.

NOTE ON MAILING ADDRESS: Froerer mistakenly put their address on the coupons, but the payments can be send to our PO Box or if you happen to send it to Froerer, they will accept it without problem and credit your account.

I personally feel that $60 per household per year is a bit high to take care of a mow strip. I'd like to see how this money will be spent.

I called Troy Green today and he did not return my call. I just received my HOA fee yesterday (Tuesday June 30th) and it is due today July 1st. Even the utility company gives you three weeks to pay.

I would like to see a breakdown of the fees and how the HOA board is coming up with such a high cost for such a small piece of land.

Also why were the homeowners not sent a letter from Ivory or the HOA board informing us of Froerer Real Estate? How are we suppose to know this is not a fraudulent property management company trying to make a quick profit off of the homeowners.

I also was not happy with the letter that Froerer real estate sent out. I was dismayed that it was so aggressive and very un-welcoming it really makes you dislike living in this community and want to move. What happened to a welcoming friendly letter?

I would like some other HOA management companies priced out! Actually I don't even want an HOA, I would rather we as homeowners take turns taking care of the strip.

I personally don't like to be paying for estimates. What are the exact figures? I want to see a detailed explanation of where my money is going.

You won't see exact numbers. I was on the committee to invetigate the possiblity of the HOA from a meeting last October. I contacted Ivory to see what the had been paying for Water, Electricity, Insurance, and Lanscaping. Here is what I found... For the past 4 years, Clinton City has been paying for the electricity (because Ivory hooked everything up to the City Street Lights). Clinton City has also been paying for the water during that time. There has not been an insurance policy on the Property and they only had one receipt from a lanscape company for a 6 month time frame. (send an email to Lexingtonest@gmail.com if you would like a copy of it). This is why the Board can only offer estimates because they have no hard number to go off of. What I can tell you is that if all of the 178 homes pay the $60.00 annual fee, the Board will collect $10,650 to maintain the property behind the 18 homes on 1300 North. That probably won't be enough because it is going to cost the Association over $6,000 a year just to have Froerer as the management company. Of course the cost for the management company is only an estimate based on the numbers from that meeting since the Board will not share the contract or agreement that thy have with Froerer. I have asked multiple times and have yet to receive it.
